Up to 20 homes for sale in one of Detroit’s premier neighborhoods will be featured during the 7th Annual Grandmont Rosedale Communities Neighborhood Open House on Sunday, May 6. The Open House will be held from 1:00 – 5:00 p.m.
Visitors begin at the Welcome Center in the North Rosedale Park Community House, 18445 Scarsdale, where they can pick up a list of the homes for sale that will be open that day, view presentations on the neighborhood, meet residents, and get information on the 15-year tax abatement available to new buyers. Shuttle bus tours highlighting featured homes and neighborhood amenities will run throughout the afternoon.
The homes for sale reflect a variety of styles ranging from a traditional 1580 square foot brick colonial to a more contemporary 3600 square foot ranch house. Prices range from $60,000 to $178,000.
“This is a great opportunity for potential home buyers to see a wide variety of homes in one afternoon and get a good feel of the neighborhood,” said Marsha Bruhn, open house chairperson. “Continuing public and private investment in Grandmont Rosedale is making our already desirable area even more attractive to new homebuyers.”
As a result of almost a one million dollar investment in this neighborhood by Kresge and the Ford Foundation, some fully renovated homes by the Grandmont Rosedale Development Corporation (GRDC) will be open for viewing. These homes retain all of their historic charm, but also feature many modern improvements, including new kitchen cabinets and countertops, updated electrical and plumbing, hardwood floors and air conditioning. Several homes are being shown in “as is” condition and offer the opportunity for home buyers to get involved in renovation from the start.
GRDC has sold 15 houses in the past year, about half of them to buyers moving from the suburbs. Through the Detroit Development Fund, GRDC is able to offer $10,000 in down payment assistance on its renovated houses, and City employees are eligible for up to $15,000 in down payment assistance on any of the homes for sale.
The newly created Grandmont Rosedale Lending Solutions is a full service mortgage company started and run by non-profit housing organizations to provide a community-based alternative to profit-driven loan programs and offering a full range of products including conventional, FHA and purchase/rehab mortgages. Additionally, this neighborhood is one of three selected by the Local Initiatives Support Corporation for millions in new investment through its Sustainable Communities Program.
New residents Hubert and Eliza Sawyers are pleased with their neighborhood and the welcome they received from their next door neighbor. “We have lived in several other cities in the Metro Detroit area and not once has that ever happened to us. We are very excited to be part of such a friendly and established neighborhood and look forward to building our lives and family here.”
This popular event is sponsored by the community associations of North Rosedale Park, Rosedale Park, Grandmont, Grandmont #1, and Minock Park as well as Grandmont Rosedale Development Corporation, Huntington Bank, LaMont Title, Grandmont Rosedale Lending Solutions, John Cash State Farm and Dusing Security.
The Community House is located in North Rosedale Park, three blocks west of the Southfield Freeway and four blocks north of Grand River. For more information, directions and home listings, visit www.grandmontrosedale.com.
