Tapping into the most current data and our own first-hand knowledge, we take you through the listings and sales trends to identify the perfect home and advise you on the right offer to make. Finally, we’ll work with you at closing to make the purchase process as smooth as possible, so you move in satisfied, reassured, and excited about your new home.

Home Buying Process

Step 1: Buyer Consultation

We’ll begin with the home buyer consultation to learn about your goals, budget, lifestyle, and must-have features. This helps us create a clear roadmap for your home search.

Step 2: Buyer Representation Agreement

Before we start touring homes, we’ll review and sign the buyer broker agency documents. This agreement outlines my fiduciary duties to you, explains how I’m compensated, and confirms that I represent your best interests throughout the process. It provides clarity, transparency, and peace of mind as we begin working together under the NAR Buyer Agency rules.

Step 3: Get Pre-Approved

I’ll connect you with trusted local lenders to secure a pre-approval. This step strengthens your position as a serious buyer and gives you clarity on what you can comfortably afford.

Step 4: Explore Neighborhoods

We’ll look at different communities to see which best fit your lifestyle—whether that’s walkability, schools, commute, or amenities. We encourage our clients to take the time to explore neighborhoods before viewing homes.

Step 5: Tour Homes with the Rolling Top 5

As we tour homes, we’ll use my “Rolling Top 5” system. This means we’ll always keep track of your five favorite homes. Each new home we see is compared to that list — if it’s better, it moves onto the list; if not, we move on. This approach keeps the search simple, focused, and organized, helping you feel confident when the right home rises to the top.

By reviewing your Top 5 list, we’ll gain clarity on what really matters to you. Each home is compared to your favorites until the right one rises to the top.

Step 7: Writing the Offer

When you’ve found “the one,” I’ll prepare and present a competitive offer, leveraging my market expertise to position you for success.

Step 8: Negotiation

I’ll advocate on your behalf, handling negotiations with professionalism and creativity to achieve the best possible terms.

Step 9: Under Contract

Once the seller accepts your offer, we’ll be officially under contract. I’ll guide you step-by-step through inspections, appraisals, and financing.

Step 10: Due Diligence & Inspections

We’ll coordinate inspections to ensure the home is in good condition. If issues arise, I’ll help you negotiate repairs or concessions.

Step 11: Shop for Home Insurance

Securing homeowners insurance is required for closing, and starting early prevents last-minute delays. It also gives you time to learn if the insurance company will require any repairs as a condition of coverage. I’ll provide a list of trusted insurance companies, allowing you to compare options and choose the best fit with confidence.

Step 12: Secure Financing

Your lender will finalize your mortgage, order the appraisal, and prepare final documents. I’ll stay in close contact with your lender to keep everything on track.

Step 13: Closing Preparation

I’ll work with the title company and lender to confirm all details are accurate. You’ll receive a losing disclosure so you know exactly what to expect.

Step 14: Closing Day

You’ll sign the final paperwork, transfer funds, and receive the keys. Congratulations—you’re officially a homeowner!

Step 15: After Closing

My relationship with you doesn’t end at the closing table. I’ll stay in touch to connect you with resources, answer questions, invite you to client events, annual real estate reviews, and be your ongoing real estate advisor for life.
